MyGem is a privately owned, self-catering holiday apartment in Olhos de Água, Albufeira, Algarve, Portugal. The property accommodates a maximum of six guests (including infants) and is let directly by the owner.

Submitting an enquiry through this website does not constitute a confirmed booking. A booking is only confirmed once we have agreed the dates, price, and any conditions in writing, and payment has been received.

Please read the cancellation policy below before you pay — bookings are non-refundable. We recommend that all guests arrange travel insurance prior to arrival.

Bookings are non-refundable. Once your booking is confirmed and payment has been received, we are unable to offer a refund if you cancel, shorten your stay, arrive late, or do not arrive — whatever the reason for the change.

We are a single, privately owned apartment: when we hold your dates, we turn other guests away, and we rarely re-let cancelled dates at short notice. Please be sure of your plans before you pay.

We strongly recommend travel insurance. A good policy will normally cover cancellation due to illness, injury, bereavement, or travel disruption — this is the protection we would want you to have.

If we cancel: in the unlikely event that we are unable to provide the apartment for your confirmed dates, you will receive a full refund of everything you have paid. Nothing in these terms limits that.

Nothing in this section affects any rights you have under Portuguese or EU consumer law that cannot be excluded by agreement.

By staying at MyGem, all guests agree to the following:

• No smoking anywhere on the property or terrace
• No pets
• Quiet hours from 22:00 to 08:00 (residential neighbourhood)
• No parties, events, or gatherings beyond the confirmed number of guests
• Maximum 6 guests at any time, including infants
• Treat the property with care — damage beyond normal wear and tear is the guest's responsibility

The pool is shared with other guests of the complex. Please use it considerately:

• No glassware in or around the pool area
• Shower before entering the pool
• Respect quiet hours in and around the pool area
• Sunbeds are available on a first-come, first-served basis

The host accepts no liability for accidents or injuries in shared areas.

We do not take a security deposit — we would rather simply trust you, and ask that you treat the apartment as you would your own.

Guests do remain responsible for any damage to the property, fixtures, or furnishings beyond normal wear and tear, and we may ask for the reasonable cost of repair or replacement. Please just tell us about any breakage during your stay — we would always rather fix it than have the next guest find it.

The host is not liable for:

• Loss, theft, or damage to guests' personal belongings
• Accidents or injuries on the property or in shared areas
• Disruption caused by third parties, including neighbouring properties, utility outages, or construction work

Guests are responsible for ensuring they have adequate travel and personal insurance for the duration of their stay.

These terms are governed by Portuguese law. Any disputes will be subject to the exclusive jurisdiction of the courts of Faro, Portugal.
